Calgary's Independent Renovation Auditor
20+ years building Calgary homes. I've seen what bad trades do to good people — botched renovations, corners cut behind drywall, contractors paid before problems are found. I built this service to change that.
Why I Started This
I've spent over 20 years building homes across Calgary. I've worked every stage — framing, rough-in, finishes, handover. I know what a well-built home looks like from the inside out.
I've also seen the other side. Contractors who cut corners behind closed walls. Trades who rush to get paid and leave problems for someone else to find — usually the homeowner, long after they've signed the cheque.
That's why I started The Renovation Auditor. I'm completely independent — no ties to contractors, no referral relationships, no conflict of interest. My only job is to give you an honest, experienced set of eyes on the work before you pay for it.
A note on licensing: I'm an experienced tradesman — not a licensed home inspector. The Renovation Auditor operates under the construction inspection exemption in Alberta's Home Inspection Business Regulation (AR 75/2011). Audits are performed for purposes of constructing, altering, maintaining, or repairing a dwelling — or on behalf of a general contractor during construction. I do not conduct pre-purchase consumer home inspections, which require a provincial Home Inspector Licence.
What We Do
All services operate within Alberta's Home Inspection Business Regulation exemptions for construction and renovation-purpose inspections.
Independent inspection of completed renovation work before your final payment. I document workmanship quality, flag deficiencies, and verify materials match what was quoted.
Most RequestedSystematic unit-by-unit audits for general contractors building new condo developments. Full deficiency documentation before buyer possession — so your trades fix it, not your warranty department.
GC PreferredStructured walk-through with a detailed written and photographic deficiency list. Produced for either the GC to action, or the homeowner taking possession of completed renovation work.
Don't wait until the end. I audit at key stages — framing, insulation, rough drywall, finishing — so problems get caught before walls are closed up and mistakes get expensive.
Inspection of hallways, parkades, lobbies, stairwells, and amenity spaces. Ideal for condo boards and property managers assessing maintenance and renovation quality.
I verify permits were obtained and City inspections were passed for renovation work — protecting you from hidden liability before final payment, a sale, or a refinance.
For General Contractors
Building a multi-unit development? I embed into your pre-possession process to systematically document every unit — so deficiencies are caught and fixed by your trades, not discovered by buyers on possession day.
Detailed written and photographic record of every deficiency per unit, organized by area for your trades to action quickly.
Paint, trim, flooring, tile, cabinetry, and fixture installation checked against spec — before buyers walk through.
Full audit before keys change hands. Your team gets a clear, prioritized deficiency list to close out.
Return visit to confirm flagged items have been properly resolved — giving you a clean record before handover.
Pricing structured for development scale — not single-home rates applied awkwardly across 30+ units.
Transparency
No ambiguity about what you're getting. Here's the exact scope.

Regulatory note: The Renovation Auditor operates under the construction inspection exemption in Alberta's Home Inspection Business Regulation (AR 75/2011). Audits are performed for purposes of constructing, altering, maintaining, repairing, or improving a dwelling — or on behalf of a general contractor during construction. We do not conduct pre-purchase consumer home inspections, which require a provincial Home Inspector Licence. For code compliance on regulated trades (electrical, gas, plumbing, structural), we recommend engaging a licensed trade contractor or a Safety Codes Officer.
